Is a loft conversion right for your home?

Planning permission or permitted development?

Many loft conversions can be done under permitted development, with no full planning application. The usual volume limits are 40 cubic metres for terraced houses and 50 cubic metres for semi-detached and detached houses. Conditions include no extension beyond the front roof slope, no dormer higher than the existing ridge, materials similar to the existing roof, and obscure-glazed side windows.

Full planning permission is needed for flats, listed buildings, conservation areas, homes with Article 4 directions, and front-facing dormers. A Lawful Development Certificate is a sensible way to record that your loft conversion was lawful when you come to sell. Confirm the position for your own home with your local council.

Building regulations and party walls

Every loft conversion must meet building regulations, covering structure, fire safety and escape, stairs, insulation and ventilation. If you share a wall with a neighbour, the Party Wall etc. Act 1996 may also apply, and notice periods start at one to two months.
