What does a renovation cost in London?

Renovation budgets depend far more on the scope of work than on the house itself. As a guide, one published 2026 London cost guide gives these ranges per square metre of floor area:

ScopeTypical London cost (per m²)
Cosmetic works (decoration, flooring, light updates)£900 to £1,400
Standard renovation (new kitchen and bathroom, rewiring, replastering)£1,400 to £1,900
Full renovation (major strip-out, structural and services work)£1,900 to £2,500

The same guide notes that the condition of existing services and structure, finish level, structural changes and conservation area constraints all move the price, and that inner and premium postcodes typically cost more than outer London. These are guide figures, not R.A Developments prices; your written quote is itemised for your property.

Do you need planning permission or building regulations approval?

Renovating inside an existing home rarely needs planning permission, but conservation areas, listed buildings and external changes can change that. Building regulations do apply to many renovation tasks, including structural alterations, new or altered electrics, drainage and fire safety. We coordinate your structural engineer, building control and any approvals as part of the job.
